ℹ️ This guide covers coupons issued by Enkostay, which discount the Tenant Service Fee only.
A coupon is a right issued by Enkostay and attributed to your account. Coupons are complimentary promotional instruments provided by the Company at its discretion for marketing, promotions, customer support, and service operations.
Here is exactly what a coupon does — and does not — discount. 👇
🔒 What a Coupon Applies To
Coupons work on one line item only.
✅ Applies to: Tenant Service Fee
⚠️ Does not apply to: monthly rent · maintenance fees · host service fees (move-out cleaning, bedding rental) · rent exempted under a Long-stay Offer · any other charges
1 — The Basics
Q1. What is a coupon?
A coupon is a right issued by the Company and attributed to a member's account, enabling the Tenant to receive a discount on the Tenant Service Fee.
Unless otherwise stipulated by applicable laws or the Benefits Program Policy, coupons do not constitute a definitive or continuing right of the member.
Q2. What exactly does a coupon discount?
Coupons apply only to the Tenant Service Fee. They do not apply to:
- Monthly rent
- Maintenance fees
- Host service fees (for example, move-out cleaning or bedding rental)
- Rent exempted under a Long-stay Offer
- Any other charges
Q3. Can I transfer my coupon or exchange it for cash?
⚠️ No.
Coupons are attributed to the account of the member to whom they are issued and may not be transferred, lent, sold, exchanged, or converted to cash or cash-equivalent instruments.
Q4. Where can I check the conditions of my coupon?
The type, discount rate or amount, validity period, minimum payment conditions, whether it can be combined with other coupons, and other terms of use are notified at the time of issuance through:
- Platform screen Shown at checkout when the coupon is applied
- Coupon wallet Your list of issued coupons and their conditions
- Individual notice A notice sent to you when the coupon is issued
2 — Using a Coupon
Q5. Can I use more than one coupon on a single payment?
Whether multiple coupons may be used together for a single payment is determined by the individual issuance conditions of each coupon, and those conditions are displayed on a per-coupon basis.
Q6. What if my coupon discount is larger than my Tenant Service Fee?
The total coupon discount applied to a single payment may not exceed the Tenant Service Fee for that payment.
⚠️ Excess value is not carried over
Once the Tenant Service Fee reaches 0, any excess discount is not applied and cannot be carried over or transferred to your rent or any other charge.
Q7. I have monthly installment payments. How is my coupon applied?
🔄 For monthly installment contracts of 90 nights or more, the service fee is billed monthly, so the coupon discount is applied to the service fee each month.
Q8. Can I use a coupon when I extend or change an existing contract?
A coupon applies at the time of the initial contract request. It is not applied retroactively to extensions or condition changes of an already-signed contract.
3 — Coupons and Long-stay Offers
Q9. Can a coupon and a Long-stay Offer apply to the same contract?
Yes, but they apply to completely different line items.
📌 Two separate layers
Long-stay Offer Exempts the rent for your Free Nights · borne by the Host
Coupon Discounts part of your Tenant Service Fee · borne by Enkostay
When both are applied, the rent component and the Tenant Service Fee component are calculated and displayed independently.
⚠️ What “borne by” means here
It refers to who absorbs the amount that was taken off — not who pays your bill overall. You still pay for everything the benefits do not cover.
Paid Stay Nights You pay the rent as normal
Free Nights No rent charged to you; the Host absorbs it
Maintenance fee You pay it for your actual stay nights, including Free Nights
4 — Cancellation and Refunds
Q10. My contract was cancelled before check-in. Do I get my coupon back?
✅ The coupon is restored only if its validity period has not expired. This includes cancellations resulting from a host rejection.
Q11. What if I move out early after check-in?
Used coupons are not restored in the event of early move-out after check-in.
Q12. Does a coupon change my penalty fee or rent refund?
No. A coupon discount is a reduction applied by the Company to the Tenant Service Fee. It does not affect the calculation of rent, penalty fees, or refund amounts based on rent.
🔄 If a contract is cancelled, the fee refund is calculated based on the amount actually paid after the coupon was applied.
⚠️ Good to Know
Q13. What conduct is prohibited?
The following are prohibited in connection with coupons:
- Creating false accounts, using another person's identity, or obtaining coupons through multiple accounts of the same person
- Selling, transferring, commercially distributing, or mass-distributing coupons
- Repeatedly entering into and cancelling contracts without a genuine transactional purpose
- Exploiting system vulnerabilities or circumventing the issuance or usage conditions of the benefit
📞 If misuse is confirmed or reasonably suspected, coupons may be recovered or invalidated without prior notice, and account use may be restricted.
Q14. Can the coupon program change?
The Company may modify, suspend, or terminate all or part of the benefits program for operational, legal, security, or system improvement reasons.
✅ Coupons properly issued before any modification or termination remain subject to the validity period and terms of use notified at the time of issuance. This does not apply to coupons obtained through fraudulent means.
Q15. Does a coupon form part of my lease agreement?
💡 No.
Coupons are effective only in the relationship between the Company and the member and do not form part of the lease or sublease agreement entered into between the Host and the Tenant.
Providing a coupon does not make the Company a party, agent, or guarantor of that agreement.
