If the total stay nights of the contract period you select equal or exceed the threshold set for that listing, the monthly rent for the last certain number of nights within your confirmed contract period is applied at 0. Those nights are called Free Nights.

1 — The Basics
Q1. What is a Long-stay Offer?
A Long-stay Offer is a monthly rent exemption condition configured by the Host at the Host's own cost and responsibility, on a per-listing basis.
When your total stay nights meet the threshold set for that listing, the rent for the last certain number of nights in your contract is applied at 0.
Q2. Do Free Nights extend my stay?
No. Free Nights are not extra nights added to your contract. They are the last nights within your contract period, charged at 0 rent.
📌 Example
A 90-night contract with a “3 Free Nights for stays of 90 nights or more” offer
→ You stay a total of 90 nights, and the rent for the last 3 nights is 0, so you pay rent for 87 nights.
Q3. My contract meets several tiers. Do they stack?
No. Offers are not applied cumulatively. Only the single tier with the highest threshold that your contract meets is applied.
🔄 Example — A 200-night contract meets the “60 nights or more,” “90 nights or more,” and “180 nights or more” tiers → only the 180 nights or more tier applies.
Q4. What if my stay is exactly the same as the threshold?
It qualifies. Each tier is determined on an “N nights or more” basis, so the threshold is considered met even when your total stay nights equal the threshold exactly.
2 — What the Offer Covers
Q5. Does the Long-stay Offer also cover the maintenance fee?
⚠️ No. The offer applies to monthly rent only.
The maintenance fee is invoiced and settled on a pro-rata basis according to your actual stay nights, regardless of whether a Long-stay Offer applies or how many Free Nights you have.
Maintenance fees are still charged during Free Nights.
Q6. How is my rent payment calculated?

Monthly Rent Payment = Per-night Rent before Long-stay Offer × (Total Stay Nights − Free Nights)
“Per-night Rent before Long-stay Offer” means the monthly rent before the offer is applied, divided by 30 nights. This amount is the base unit price used for rent, refund, and settlement calculations.
Q7. How does the offer affect my Tenant Service Fee?
When the Tenant Service Fee is calculated, the rent component reflects the monthly rent you actually bear after the Long-stay Offer has been applied.
The Tenant Service Fee on the maintenance fee, host service fee, and other charges is calculated in accordance with the Enkostay Terms of Use and the Tenant Policy.
Q8. Is the Long-stay Offer a discount from Enkostay?
No. It is a rent exemption condition provided by the Host at the Host's own cost and responsibility. It is not a Company coupon or a Company discount, and it does not reduce the Tenant Service Fee itself.
The Host absorbs the rent for your Free Nights only. Everything else is still charged to you as normal:

3 — Cancellation, Early Move-out & Extension
Q9. I cancelled before check-in. Does the offer change my penalty or refund?
No. Because Free Nights apply a 0 rent to the last segment of the contract period, they do not affect the rent used as the basis for calculating penalty fees and refunds for cancellation before check-in.
✅ No maintenance fee is charged if you cancel before check-in.
Penalty fees and refunds for cancellation before check-in follow the Tenant Policy and the cancellation provisions of your individual contract.
Q10. What happens to my Free Nights if I move out early?
Free Nights are placed at the very end of your contract. If you move out before reaching them, those Free Nights are not applied and are forfeited.
- Move out before Free Nights Not applied, and not included in the refund calculation
- Move out during Free Nights Free Nights already applied are not recouped; remaining Free Nights that have not yet arrived are forfeited
Q11. If my stay becomes shorter, do I get the lower tier instead?
No. Even if you move out early, the applicable tier and the number of Free Nights are based on the terms confirmed in your original contract. The tier is not re-determined based on your changed actual stay nights.
💬 Example
You sign a 365-night contract with the last 60 nights free, then move out on night 200.
Even though 200 nights would meet the “180 nights or more” tier, that tier is not newly granted. The original 60 Free Nights remain at the end of the contract and are forfeited because you left before reaching them.
Q12. How is my refund calculated if I move out early?
The refund amount is calculated based on the Per-night Rent before Long-stay Offer. The rent corresponding to the Free Nights is not subject to a separate refund.
🔄 If you have paid a maintenance fee exceeding the amount for your actual stay nights, the excess is refunded on a pro-rata basis.
Penalty fees and refunds for early move-out are governed by the early move-out provisions of the Tenant Policy.
Q13. Does the offer apply to a contract extension?
No. The Long-stay Offer does not apply to contract extensions, and the stay nights of your existing contract and your extension contract are not combined to determine the applicable tier.
Q14. Are Free Nights counted for lump-sum vs. installment payment?
Yes. The distinction between lump-sum payment and installment payment, and whether your contract qualifies as a 90-night or longer contract, are determined based on the total contract stay nights including the Free Nights.
4 — Changes to the Offer
Q15. The Host removed the offer after I booked. Does my contract change?
✅ No. The offer terms and payment amounts already applied to previously requested contracts are not affected.
Changed conditions apply only to contracts newly entered into after the change. The same applies if the Company modifies or terminates the feature: already confirmed contracts keep their Free Nights, rent payment amount, and refund criteria.

Q16. What should I check before signing?
Before entering into a contract to which a Long-stay Offer applies, please review the following on the platform screen and in the contract:
- Benefit conditions, total stay nights, and Free Nights
- Rent exemption details, payment amounts, and maintenance fees
- Cancellation and refund criteria, and settlement criteria
The details displayed at the time of contract confirmation serve as the specific applicable criteria for your contract.
Q17. Is Enkostay a party to my contract?
💡 No.
The Company is not a party, agent, or guarantor of the lease or sublease agreement between the Host and the Tenant.
The Company displays the offer conditions configured by the Host and provides the technical system that supports payment calculation and settlement processing.
Q18. What conduct is prohibited?
Repeatedly entering into contracts, modifying contracts, or moving out early without a genuine intention to stay, solely to obtain a Long-stay Offer, is prohibited.
📞 If such conduct is confirmed or reasonably suspected, the Company may restrict the application of Long-stay Offers or restrict account use.
